We can put a detailed strategy in place to schedule in maintenance throughout the life cycle of your property – allowing effective management of your capital expenditure. If you are a Landlord, we can help you plan and cost for maintenance that can be incorporated into your service charge and ensure that your asset is well maintained to help keep its value. If you are a tenant, we’ll make sure that you meet your repair obligations of your lease having regard to an overarching dilapidation strategy, which can be spread out over the years to help with cash flow. We can also advise on M&E through our network of specialist consultants and oversee their sections to provide a comprehensive PPM.

Whether you are a prospective tenant, a bank lender or an investment owner, we have the experience to help you achieve what you need from a project. We have experience that spans all sectors and advise on everything from smaller projects, through to large developments. We appraise design and value, as well as identify development risks at the outset. If we need information about commercial aspects like market appeal and investment value, we work closely with our Investment and Asset Management teams, which adds up to a well-rounded and commercially focussed advice.
This includes advice on break options, dilapidations liability assessments, preparing interim and terminal schedules and negotiating settlements or contract administration of the associated works. We also, if required, have an in-house valuation Surveyor who we work closely with and can provide Section 18 valuations. We also undertake Schedule of Conditions which are usually prepared in the context of a lease or neighbouring construction project. A schedule of condition will seek to record a property’s condition at a given date in order to protect a party’s position in the event of actual or claimed further deterioration or damage.

Or if you are a Landlord, we can advise you on the quality of fit out and build cost in conjunction with your letting agents to ensure that we maximise the opportunity for the property to be re-let. Our services include Project Management/Contract Administration/Employers Agent services where we undertake and process client brief development, feasibility and options appraisal, design team assembly, procurement strategy and construction project management. We have experience in the office, industrial, retail and mixed use schemes including the conversion of existing buildings into residential use. Recent experience includes the Project Management role of a demolition and re-build of a retail / industrial unit at a value of £3 million, Contract Administration services for a CAT A office refurbishment over several phases totalling 60,000 sq ft and conversion of an office to create 21 apartments and 7 new build houses.
We are aware that having the right insurance cover is essential as if you are under-insured, you run the risk of running into in-budgeted-for-costs and if you are over-insured, your premiums may be unnecessarily high. We carry out reinstatement cost assessments on buildings of all sizes, ages and types.
